LOCATION

The Victoria Hotel is located in the village of Rainhill which is approximately 4 miles from St Helens and close to the town of Prescot, Merseyside. (See location map below).

PROPERTY DESCRIPTION

The main entrance of The Victoria leads into the bar/lounge area which is carpeted throughout and is furnished with quality high bar tables and stools, various sizes of shaped tables, low bar stools, loose chairs and fixed wall seating. The interior has recently been refurbished to a high standard and is of a modern design. There are 5 wall mounted Plasma TV screens which show both SKY and BT sports channels and 2 AWP machines.

The bar servery is well equipped with bottle cooling cabinets, beer dispense pumps, spirit optics and 2 EPOS tills. At the rear of the servery is a small wash-up room with a fitted glass washer and a number of stainless steel working surfaces.

Ladies and gents toilet facilities are located in the bar/lounge area.

Restaurant

The restaurant is located to the left of the main entrance and can cater for approximately 60 covers. It is furnished with high quality leather backed chairs, loose tables and fixed wall seating; the floor is part carpet and part wood. The decor is of a contemporary design and is complimented by wall mounted paintings and framed photographs.

There is a small bar servery within the restaurant which is equipped with back-bar bottle fridges, a coffee machine and an EPOS till.

Ladies and gents toilet facilities are located at the rear of the restaurant area.

Kitchen

The kitchen can be accessed from both the restaurant and the bar/lounge area and is fitted with a full range of fixed catering equipment and fitments. It meets all local authority hygiene regulations and has recently been awarded a 5 star grade.

First Floor - Function Suite

Accessed via an internal staircase the function suite is furnished with loose tables and chairs, is carpeted throughout and can cater for up to 100 covers. The bar servery is equipped with bottle beer refrigerated cabinets, spirit optics, beer dispense pumps and an EPOS till.

The function suite has its own ladies and gents toilet facilities.

Fisrt Floor - Living Accommodation

This area comprises of 3 double bedrooms, a lounge/dining room, fitted kitchen and a bathroom/WC.

The accommodation is not in use and is need of refurbishment and redecoration.

Beer Garden

The beer garden is accessed from the rear of The Victoria and is presently furnished with bench tables and parasols. This area also acts as the hotel’s smoking solution.

GENERAL

The Victoria has the benefit of air conditioning throughout, gas central heating, CCTV, and security alarm system.

There is a large pay and display car park at the rear of The Victoria with customers having their parking charges redeemed in full when visiting the hotel.

Monday to Sunday 11.00 a.m. until Midnight

Sunday 09.00 a.m. to Midnight.

TENURE

The Victoria is let from the Star Pub Company with a 3-year fully insurable and repairable roll-on lease. The present rent is £4,300 per calendar month including VAT. Business rates payable 2017/18 is £10,000.

The tenant is obliged to buy from Star Pub Company 100% draught beers and lagers, 100% bottled beers but is free to purchase from whatever source wines, spirits, soft drinks and minerals. The AWP machines are split on a 50% basis.
